Goodland is a Strong Fit For

  • Buyers who need finished surroundings today: Downtown Goodland and The Retreat are planned, not open; shopping runs through Mansfield and Midlothian for now

Where Goodland Sits

Goodland is in the Venus and Midlothian area, just south of Mansfield; most addresses read Venus, TX 76084. The community markets itself as the newest destination in the southern Mid-Cities, and that's accurate: you're south of both Dallas and Fort Worth, with Joe Pool Lake and Cedar Ridge Preserve in weekend range.

Goodland Parkway opened as the community's main connection toward the US-287 and TX-360 corridor, which is how most residents reach Mansfield for groceries, restaurants, and school runs today.

The newest village selling today, and where Highland Homes builds on 40-, 53-, and 60-foot lots with 24 floor plans. Positioned near the site of The Retreat, the community hub coming next.

Five Builders, One Community

Goodland's builder lineup competes for the same buyers on the same streets, which is leverage if you use it. One thing to know before your first visit: the person in the model home works for the builder. Their job is the builder's price. If you want someone on your side of the table, your agent has to be registered before you sign the visitor sheet.

Verify zoning before you write the contract

Two homes on the same Goodland street can feed different districts. Confirm the exact campus assignment for your specific lot with the district, not the sales office, before you sign anything.

Per the community, students attend either Midlothian ISD or Venus ISD, and a new elementary school is planned inside Goodland itself. Midlothian ISD carries a TEA rating of B with an overall score of 87 for 2024-25, including an A-rated Midlothian High School. Venus ISD carries a D with a score of 69.

The Honest Take

The rating gap between the two districts is large, and it shows up in resale value as much as report cards. Plenty of buyers still choose Goodland happily; they just treat school zoning as a lot-selection criterion with the same weight as floor plan and price. Neither, exactly. Goodland is its own master-planned community in the Venus and Midlothian area, minutes south of Mansfield; most addresses read Venus, TX. Buyers usually shop it alongside Mansfield and Midlothian, but schools, services, and taxes follow the community's own boundaries, not Mansfield's.
