Goodland is a 5,000-acre master-planned community just south of Mansfield, with more than 10,000 homes planned at full buildout. Five builders are selling now, from the mid-$300s. Lots zone to either Midlothian ISD or Venus ISD, and your street decides which. Silvia Poulin lives here.
A brand-new community has real advantages and real trade-offs. Here are both sides, from someone who lives in it.

Goodland is in the Venus and Midlothian area, just south of Mansfield; most addresses read Venus, TX 76084. The community markets itself as the newest destination in the southern Mid-Cities, and that's accurate: you're south of both Dallas and Fort Worth, with Joe Pool Lake and Cedar Ridge Preserve in weekend range.
Goodland Parkway opened as the community's main connection toward the US-287 and TX-360 corridor, which is how most residents reach Mansfield for groceries, restaurants, and school runs today.
The Hangout — Goodland's pool and playground, already open.
Goodland is organized into villages, each with its own builders and personality. Two are selling today; more are coming.
Goodland's inaugural village, and the community's original name before the rebrand. Single-family homes with the easiest access to The Hangout and the trail system, since this is where Goodland started.
The newest village selling today, and where Highland Homes builds on 40-, 53-, and 60-foot lots with 24 floor plans. Positioned near the site of The Retreat, the community hub coming next.
Planned along Goodland Parkway, across from the future Community Hub. The developer describes it as the community's most diverse mix of homes, with pocket parks and trail connections.
Goodland's builder lineup competes for the same buyers on the same streets, which is leverage if you use it. One thing to know before your first visit: the person in the model home works for the builder. Their job is the builder's price. If you want someone on your side of the table, your agent has to be registered before you sign the visitor sheet.
This is the single most important detail in Goodland — and the one buyers most often miss.
Two homes on the same Goodland street can feed different districts. Confirm the exact campus assignment for your specific lot with the district, not the sales office, before you sign anything.
Per the community, students attend either Midlothian ISD or Venus ISD, and a new elementary school is planned inside Goodland itself. Midlothian ISD carries a TEA rating of B with an overall score of 87 for 2024-25, including an A-rated Midlothian High School. Venus ISD carries a D with a score of 69.
The rating gap between the two districts is large, and it shows up in resale value as much as report cards. Plenty of buyers still choose Goodland happily; they just treat school zoning as a lot-selection criterion with the same weight as floor plan and price. This is exactly the kind of detail a buyer's agent who lives here checks first.
Most agents drive out to Goodland. Silvia drives home to it.
Silvia is a Goodland resident. She drives past the model homes daily, watches each phase go vertical, and hears what neighbors say about their builders after closing: the reviews that never make it online.
Silvia represented the seller of a Goodland home that closed in May 2026, so when she talks about what homes here actually sell for, it comes from a settlement statement, not a guess.
Registration rules, incentive stacking, design-center math, inspection schedules by build stage: new construction has its own playbook, and it's the core of her buyer work across South DFW.
The questions buyers ask most about Goodland.
If you're mapping it: drive south out of Mansfield and the prairie opens up. That's Goodland. Joe Pool Lake and Cedar Ridge Preserve are the closest big outdoor destinations.

Highland Homes builds in the Feather Grass village on 40-, 53-, and 60-foot lots with 24 floor plans. Because all five compete inside one community, incentive-shopping between them is realistic, and worth doing with representation.

The two districts are not interchangeable, and the difference affects resale as much as schooling. Verify the campus assignment with the district directly; zoning maps inside a growing community can change between phases.

Resales exist here too, even this early: Silvia represented the seller of a Goodland home that closed at $372,000 in May 2026. Comparing a builder's sheet against actual closed sales is where a local agent earns their keep.

Comparing all three? Start with the Mansfield vs. Midlothian comparison, then treat Goodland as the new-construction option that sits between them on the map and below them on price.
Beyond registration, an agent negotiates past the advertised incentive (rate buydowns, design-center credits, blinds and appliances, title policy), arranges independent inspections at each build stage, and reads the builder contract for terms that protect you.
Buildout continues for years, which cuts both ways: you live near construction, but you also watch your amenity list grow after you've bought. Buy with the phase map in front of you, not the rendering.
