Are you planning on selling your home? Any idea as to how you’re going to go about it? Here’s what we mean. More times than not, people’s minds automatically turn to working with a realtor for home sales. That’s the way their grandparents did it, that’s the way their parents did it, so that’s probably the way they are going to do it. That may not work out in everyone’s best interest, however. People sell homes for different reasons. So, the reasons for which they sell their home may be better served by – rather than going through a realtor – working with a home buying company or a real estate investor.
Is there really a benefit to be enjoyed if you sell a house to an investor (or home buying company) instead of working with a realtor? Absolutely! In fact, we are going to introduce you to approximately 10 of them.
Fast Closings
The process of closing the sale of a home (with a realtor) can be drawn out, involve lots of paperwork, and more. However, with an investor, the lack of loans, closing paperwork, commissions, and agents allows for a much faster closing process. Possibly within a week, you could close on the sale of your home.
Less-Expensive Closings
Because so much is cut out of the closing process, the cost of closing is less with an investor. It makes sense. What’s more, it is the investor’s responsibility to pay for whatever occurs during the process of closing (like home repairs).
Non-Existent Commission Fees
On average, for the sale of your home, a 6% commission is taken by a realtor. But when you go with an investor or a home buying company, there are no commission fees.
Far Less Paperwork
When you work with a realtor, expect a mountain of paperwork. You have to set up escrow, there are contracts to satisfy, and more. That doesn’t happen when you work with an investor or a home buying company, however. They are purchasing your house directly from you – from your hands to theirs.
You Can Ignore The Current Market
The housing market helps determine a realtor’s success – and therefore, your success in working with them to sell your home. Even in a rough market, an investor is going to sell the property they buy from you because they’re going to add any upgrades, repairs, etc. needed. You don’t have to wait for the market to stabilize – they do it for you in the interest of their investment.
Get Cash
The chances of you receiving cash for the sale of your home when dealing with a real estate agent is virtually zero. This is not the case with an investor or home buying company. Frequently they pay in cash or by check.
No Relisting Worries
After a realtor tries to sell your home for a while, the possibility of needing to relist can arise. The search for the right buyer for your home will be up to the investor or company who purchases it from you. That takes the worry of relisting off your plate.
Bad Neighborhood? No Worries
You can’t always pick your neighbors when you purchase a home. You may have purchased in a good neighborhood, but things went sour. Homebuyers with families may not be interested in buying a home in your “questionable” neighborhood.
Your home isn’t where the investor will live, so they’re not as worried about it. They’ll do what they have to do to make your former home desirable and they will see to it that it’s sold.
Avoid Foreclosure
If you are in danger of having your home foreclosed, you may decide to go with an investor to keep that foreclosure off of your credit report. In some cases, an investor may be able to work out a deal with you whereby they take over your mortgage payments and you lease or rent the home from them.
Sell Your House As Is
When you work with a realtor, you’ll be encouraged to make any repairs needed. They also may suggest upgrades and/or updates. If an inspector says that certain things need to be repaired, you’re going to end up negotiating with a buyer and possibly settling for a much lower selling price. Investors will buy homes as is, most of the time. They will worry about what needs to be done to the home at a later point.
