You’ve decided to sell your house. You want to get as much as possible for it, and you’re looking forward to using that as a down payment toward your new home. You’ve taken good care of your house so you should get top dollar for it, right? One problem… You believe there might be asbestos in it. So now the question becomes: “Can I sell a house with asbestos in it?”
Possible Asbestos Locations
Where, in your home, might asbestos show up? It’s frequently used to strengthen building materials, protect against heat, and insulate. So, the following locations may contain asbestos:
- Textured wall paint
- Material on ceilings and walls which includes decorative material or soundproofing elements
- Siding, shingles, or roofing
- Floor tiles made from vinyl, rubber, or asphalt
- Insulation wrapping on older boilers or an octopus furnace
- Insulation around furnaces or stoves in the floors and walls
- Insulation in ducts or around pipes
Can You Sell a House with Asbestos?
The short answer here is, “Yes.” But there are any number of things to keep in mind including the following:
- For your area, familiarize yourself with any laws and testing options that apply to asbestos.
- If you are aware of asbestos in your home, and you disclose it to a potential buyer, get ready to negotiate.
- A decision will need to be made whether you will abate the asbestos, fix it, or sell as is.
- Research the cost of covering or resealing the asbestos.
- Consider abatement.
- For abatement or repairs, you can consider offering a credit to the buyer.
The Dangers of Asbestos
Only if asbestos is in the air and it has been disturbed is it dangerous. As long as it’s managed in a way that won’t affect the safety and health of the occupants, a bank shouldn’t have a problem financing a home with asbestos. They’ll also want to be assured it doesn’t affect the collateral value of the property.
Diseases related to asbestos include the following:
- Mesothelioma
- Lung cancer
- Plural disease
- Asbestosis
The Key Take Away
In Texas, only the information you personally know needs to be disclosed when you sell your house. If you aren’t sure if there is asbestos in your house – or you have no true reason to believe there is – you wouldn’t necessarily need to say anything to a potential buyer. You wouldn’t even need to hire an inspector to find out, per se. On the other hand, at their own personal expense, your potential buyer can hire an inspector to look for asbestos if they so choose.
