Do you need to sell your home fast? Listing it with a realtor and entertaining any number of potential buyers will take time, in all likelihood. So, if you need quick cash or have a limited time to sell, going through a realtor may not be your best option. What can you do?
You may decide on selling a house to an investor – or a home buying company – to save hassles, time, certain costs, and get fast cash. As with anything in life, of course, lots of myths, falsehoods, and horror stories abound where home buying companies and investors are concerned. In contrast, and to set the record straight, we’re going to introduce you to five positive aspects of working with a home buying company or selling to a real estate investor.
Sell Your Home “As Is”
This may be the greatest benefit of all. In addition to being able to sell your home quickly and easily, and for cash – which will be referred to shortly – you can sell your home to an investor/home buying company exactly as it is. You don’t have to make repairs, upgrades, updates, remove asbestos, get rid of a termite infestation… what have you. If there are things your home needs, you would likely have to take care of any and all of them before selling to a private home buyer through a real estate agent. This is not the case with a company or investor that buys properties “as is”.
Commission Costs Are Non-Existent
You don’t have to hand your realtor a commission check when you sell to an investor or home buying company. For their services, they do not technically charge you. Once you agree on an amount for your property, that’s what they pay you.
Receive Cash For Your Home
You can receive either a cash payment or payments in the form of a check as soon as you accept the offer from an investor or home buying company, much of the time. No waiting for financing. No negotiating regarding repairs, updates, code violations, etc. Cash on the spot (or very soon after accepting their offer).
Keep Foreclosure Off Your Credit Report
If you are facing foreclosure, and would rather keep that off your credit report, selling your home quickly and easily to a home buying company/investor could be your best bet. You may even be able to rent the property from them and have them take over your mortgage. If this interests you, discuss it with the investor.
Fast and Easy
Generally, after your request, within 24 hours, you can receive an offer from an investor. No twiddling your thumbs, endlessly waiting, hoping that you’ll sell your home after the next open house. Find your investor/home buying company. Give them a call. They’ll check out your house. Possibly even on the spot, they’ll make an offer. Make a counter-offer, accept it, or decline. The choice is yours.
