You’ve decided to sell your house. You’ve taken pretty good care of it so there shouldn’t be any issues, should there? But wait! Lots of things can pop up. Maybe your buyer runs into trouble with the loan. Maybe there are some hidden repairs that you’ll need to take care of. A completely different type of situation, however, might include throwing a wrench into the works in the shape of… termites.
Can you sell a house with termite damage? You may automatically think that, first, you’ll have to get rid of the population of termites calling your house their home. After that, any structural issues caused by termite damage will have to be repaired. But is this really the case?
You may not be able to get the amount you were hoping for if you don’t fix any damage the termites have caused. Termites can ruin the integrity and stability of a home without you even realizing what’s going on. They create hazards that are pricey to fix by eating the wood under and around your house. Particularly if your home consists mostly of wood, that’s a problem. If you want top dollar for your home, you’ll have to make your house worth it.
What are the steps to take if your home has termite damage but you want to sell it?
Eradicate the Termite Population
To list your home on the open market, you’ll likely want to get rid of the termites. It’s hard to do this yourself, so you should rely on a professional. Find an exterminator or pest control company in the area who is reputable and highly recommended.
Have Your Property Inspected for Termites (after Eradication)
Once the pest-control professional has done their job, get your home reinspected to prove you’ve eradicated the termite population. The paperwork they provide you with will, in turn, provide peace of mind for your potential buyer. You’ll drop a bit of money on the inspection, so be prepared.
Do Some Prevention
So no more damage is caused by termites (or other pests) in the future, is there something you can do to prevent a new infestation? Some preventative measures will be put in place by the exterminator. Additionally, on external vents, install mesh screens. Make sure a subterranean treatment is done by the professional. Any cracks that were left behind, fill/fix them. The whole point is to create an inhospitable environment for creatures who don’t belong there.
Get a Warranty in Place
From the pest control company you hired, you should be able to get a warranty. Based on their work, some of these include multi-year warranties. Again, your prospective buyer will appreciate this.
Be Honest and Upfront with Buyer
Concerning the termite situation in your home, be upfront and honest with the buyer. Let them know what you’ve done to eradicate the population. Show them your paperwork. Discuss making any repairs with the buyer to see if you can work out an agreement.
You May Decide to Sell As Is
You always have the option of selling your home as is. Remember, however, that the value of your home will go down if you decide not to get rid of the termites completely, and/or do not repair any damage they’ve done. There are companies who will buy homes as is, if dealing with private home buyers gets to be too cumbersome.
